Pages carry the reviewer's name and review date so you can judge how current the information is.
Why our language is careful on purpose
You'll notice we say "typically," "many carriers," and "read your policy" a lot. That's deliberate, and it's not lawyer-speak — it's honesty. Every insurance policy is a different contract, and two neighbors with the same roof can have different outcomes because of one endorsement. Any website that tells you flatly "this is covered" is guessing about a contract it has never read. We'd rather be precise than punchy.
Where our facts come from
Statistics on this site are attributed to their sources, and pages that lean on facts carry a "Sources & further reading" list — the Arizona Department of Insurance and Financial Institutions, FEMA's flood program, the National Weather Service, and industry bodies like the NAIC. When we describe how underwriting behaves, that's professional experience in this market, and we say so rather than dressing it up as a published figure.
Dates and updates
We update pages when the Arizona market actually changes — a rule changes, carriers shift appetite, a storm season teaches everyone something — not to look fresh for search engines. The "last reviewed" date on a page means a substantive review happened, not a rebuild.
